Tenants
We talk to tenants and owners every day. Tenants are obtained by advertising both locally and over the internet. We also work with our in house network. The process involves an application, credit check and criminal check. Employment history, rental history, and personal interview are all a part of placing a tenant. Tenants are then educated in the property specifics and requirements of their new lease. They have 24 hour access to Colorado First Realty.

Inspections, collections, evictions, maintenance
Colorado First Realty is a leader when it comes to collecting rent, keeping your property inspected , maintenance and evictions. Regular upkeep is important and maintenance is discussed with each owner. Rents are collected by maintaining a good tenant/property management relationship. Occasionally collections and evictions are necessary. We retain affordable legal counsel for these rare occasions.

Accounting
One of the most important functions of a property manager. We maintain accountability of every penny. Monthly accounting and year to date financial information is available with every monthly financial statement and rent check.

Sales
There comes a time to sell or often we have sell/rent which ever comes first.
