We have recently received notice that you intend to vacate the above property.

You may find the following items helpful when vacating the property and help

expedite the return of your security deposit. Everything listed below is to be

finished by NOON on the date of vacancy.

Security Deposits are to be returned before 60 days according to your lease.

Keys are to be given to Colorado First Realty directly or dropped off at our office on the last day of occupancy. Garage door remotes are to be left at the property. Keys and remotes not returned properly can be charged locksmith fees.

Utilities are to be paid in full and taken out of your name, put into Colorado First Realty

Sales and Management on the last day of your lease.Unpaid utilities or wrong dates

can take time to resolve, delay deposits and result in additional accounting fees.

Carpet cleaning is to be done by a professional on the last day of occupancy with a receipt forwarded to our office, as per contract in your lease.All carpet stains are to be spot treated.

Windows:All cracked windows are the tenantís responsibility. Windows shall be washed both inside and out.

Minor damages need to be repaired. The unit is to be left inleasable condition.This would include light bulbs replaced if necessary, yard area picked up, nail holes filled and painted, and other minor items necessary to leave the property in leasable condition.Major repairs are to be documented for Colorado First Realty to review.

Drains are the tenantís responsibility and should remain in working condition.You may want to check them upon vacating.

Cleaning is to be done on or before the last day of the lease. This would include all appliances empty and wiped.Cabinets empty and wiped clean, bathrooms, bedrooms and kitchen areas are to be empty and wiped.Walls should be free of fingerprints, light fixtures cleaned, and window coverings in operable condition. Floors mopped, patios swept, yard mowed, rubbish removed, and hauled away.

All items are to be removed from the property.Anything left can result in partial to full loss of Security deposit.At noon on your final vacate dates be sure to arrange to have the unit completely empty, cleaned, utilities transferred to Colorado First Realty and key arrangements made.

Partial months, we do not offer partial months leasing.Your lease is expired at noon on the last day stated on your lease.If you need to extend for any reason you must have Colorado First Realtyís authorization.This request must be submitted in writing.††
